How much does a roof replacement cost?
Most single-family replacements in the Indianapolis metro run $9,000 to $20,000 for architectural shingles, depending on roof size, pitch, complexity, and decking condition. Your quote is fixed-price and itemized. The only variable is decking repair, which is priced per sheet in the contract before work begins.
Can you install new shingles over my old ones?
Indiana code allows up to two layers, but we don’t recommend it and rarely do it. Overlays hide deck rot, void or shorten most manufacturer warranties, run hotter (shortening shingle life), and cost more to tear off later. A proper tear-off costs a little more today and much less over the life of the roof.
What time of year is best to replace a roof?
We install from early spring through late fall, and shingle sealant bonds best above 40°F. Late spring and early fall book up fastest; if your roof can safely wait, scheduling for those windows is ideal. But an actively leaking roof should never wait for the calendar.
