What Moves the Price
Every quote is the same math. These are the inputs. A bid that can’t tell you where it lands on each one isn’t a bid, it’s a guess.
- Roof size and pitch. Materials scale with square footage; steep pitches (8/12 and up) add labor, staging, and safety time.
- Complexity. Hips, valleys, dormers, and skylights mean more flashing, more waste, and more detail work than a simple gable.
- Decking condition. Rotten or delaminated sheets are replaced at a per-sheet price agreed in the contract. It’s the only variable in a Checkered Flag quote.
- Material tier. Standard architectural, designer profiles, Class 4 impact-rated, or metal: each step changes both price and lifespan.
- Tear-off layers. Two existing layers cost more to remove and dispose of than one. We never roof over.
- Access. Tight lots, landscaping to protect, and long material carries add crew time on a minority of homes.
Why quotes for the same roof vary by thousands
Get three quotes in Indianapolis and they can land $6,000 apart on the same house. The difference is almost never the shingle. It's what's underneath: whether the bid includes ice and water shield at eaves and valleys, synthetic underlayment instead of felt, new flashing instead of reused, ridge ventilation, and a real per-sheet decking price instead of a vague allowance that becomes a change order.
A low bid that excludes those items isn't cheaper, it's incomplete. Every Checkered Flag quote itemizes the full system so you can compare line by line, and the number we quote is the number you pay.
How insurance changes the math
If your roof has hail or wind damage from a covered storm event, your homeowner's insurance may cover replacement minus your deductible. We document every inspection with photos you can hand straight to your adjuster.
One thing Indiana law is clear about: a contractor who offers to “waive” or rebate your deductible is breaking the law (IC 24-5-11), and that offer tells you everything about how they run the rest of the job. We help you document and navigate the claim, but the deductible is yours.
When repair beats replacement
If your roof is under 15 years old with isolated damage (a few wind-lifted shingles, one flashing leak), a few-hundred-dollar repair is usually the honest answer, and we'll quote one. Replacement earns its cost when shingles are curling, granules are shedding heavily, or leaks keep moving: at that point, repairs are a subscription, not a fix.
