What Moves the Price
Every quote is the same math. These are the inputs. A bid that can’t tell you where it lands on each one isn’t a bid, it’s a guess.
- Square footage. Commercial roofs price by the square foot, and bigger roofs price lower per foot because mobilization and edge details get spread across more field membrane.
- Insulation and energy code. A replacement usually has to meet current code insulation above the deck. Polyiso thickness is a real share of the price and a line item in our scope, not a buried allowance.
- Tear-off versus recover. One existing layer in decent condition can sometimes be recovered, saving tear-off and disposal. Two layers or wet insulation means tear-off. Core cuts decide it, not a guess.
- Rooftop equipment and penetrations. Every HVAC curb, drain, vent, and pipe gets flashed individually. A cut-up roof with twenty penetrations costs more per foot than a clean deck.
- Deck condition. Rusted metal deck or rotted wood deck gets found at inspection, photographed, and priced for repair before the membrane goes down.
Why commercial roofs price per square foot, and why the range is wide
A useful single number doesn’t exist for commercial work because square footage, insulation requirements, deck condition, and rooftop equipment dominate the price. Two 10,000 square foot buildings can land $40,000 apart: one is a clean recover over dry insulation, the other is a two-layer tear-off with code-driven polyiso upgrades and a dozen HVAC curbs. That’s why we quote from a documented inspection with core cuts where needed, and why the quote comes back itemized and fixed, the same pricing discipline we use on homes.
Recover or tear off: the honest decision
A recover, installing new membrane over the existing roof, saves tear-off labor and disposal, and it’s legitimate when the existing insulation is dry and the deck is sound. It’s a false economy everywhere else. New membrane over wet insulation seals moisture against your deck, and the recover that saved money becomes a full tear-off a few years later with deck repair added.
The decision comes from evidence: core cuts through the existing assembly and a look at the deck from below where the building allows it. If your roof qualifies for a recover, that’s the cheaper number we’ll quote. If it doesn’t, we’ll show you the wet cores rather than ask you to take our word for it.
Repair, maintain, or replace
Most flat roof service calls are repairs, not replacements. A documented leak investigation finds where the water actually enters, which is rarely where it shows up inside, and a proper membrane repair runs hundreds, not tens of thousands. Pair that with twice-yearly documented inspections and cleared drains, and a single-ply roof reaches the far end of its 20-to-30-year service life instead of the near end.
The honest end point: when seams are failing in multiple places and the insulation is taking on water, patches start chasing leaks around the roof. At that stage we’ll say so, with photos and a moisture map, so a replacement lands in your capital plan instead of your emergency budget.
